Overview

A porter is the difference between a property that gets cleaned and a property that stays clean. Guardian porters walk your site on a set route: picking up litter, wiping down surfaces, checking restrooms, sweeping entrances, and reporting anything that needs attention, from a burned-out light to a broken sprinkler head.

Porters are uniformed and work in customer-facing settings every day, so they're an asset in front of tenants and visitors rather than a distraction.

What's included

  • Litter patrol and trash removal

Parking lots, walkways, planters, and seating areas kept clear throughout the shift.

  • Restroom checks and restocking

Common-area restrooms checked, wiped down, and restocked between janitorial visits.

  • Entrance and walkway sweeping

Storefront sidewalks, breezeways, and entries swept and spot-mopped as needed.

  • Spot cleaning

Spills, smudged glass, and fingerprints on doors handled as they happen, not at the end of the week.

  • Trash and recycling

Common-area cans emptied and liners replaced before they overflow.

  • Property reporting

Damage, safety hazards, and maintenance issues reported to you the same day.

How it works

  1. Walk and scope

We walk the property with you, note the trouble spots, and agree on the route, hours, and reporting.

  2. Assign

A porter is assigned to your property so the same person learns the site and your tenants.

  3. Work the route

Litter, restrooms, entrances, and spot cleaning handled on a repeating loop through the shift.

  4. Report and adjust

Issues are reported daily, and the route is adjusted as the property's needs change.

Porters are the most visible part of a property's maintenance, and the part tenants notice first. A porter who knows the property, the tenants, and the trouble spots is worth more than a rotating crew, which is why we keep assignments consistent wherever we can.

Questions

Porter Services FAQ

Can porter service cover several buildings in a business park?

Yes. Routes can cover multiple buildings or a whole park, with the schedule weighted toward the busiest areas.

What hours do porters work?

Whatever hours your property needs. Retail centers usually want coverage through the afternoon and evening; office buildings usually want mornings. We'll build the schedule around your traffic.

Is a porter the same as a janitor?

No. Janitorial crews do a thorough clean after hours. A porter is on site during the day keeping the property presentable between those cleans and handling issues as they come up.

Do porters clean restrooms?

Porters check, tidy, and restock restrooms during the day. Full restroom cleaning is part of janitorial service, and most properties use both.

Will the porter report problems on the property?

Yes. Porters flag damage, hazards, graffiti, lighting outages, and anything else that needs attention so you hear about it from us before you hear about it from a tenant.
